Phase 3: Due Diligence & Acquisition

- Independent valuation: We assess the property's market value and estimated renovation cost independently, so any offer reflects the real state of the asset.
- Precise negotiation: We handle the offer process based on verified data, not market pressure.
- Notary coordination: We manage the full deed process with translation support and legal oversight.
Phase 4: Design & Permit Management
We translate your vision into a project that is feasible, approvable, and build-ready — and we manage every interface with Italian authorities on your behalf.
- Concept & technical development: Plans, sections, elevations, 3D visualisations, structural coordination, MEP integration, and material specifications.
- Permit management: We submit and manage all applications with the Comune and, where required, the Soprintendenza. You don't attend a single meeting.

Phase 5: Delivery & Relocation Support
We manage construction from foundation to finishing touches: certified suppliers, milestone-based cost control, and a dedicated project manager throughout. Your first day in Italy should require no logistics on your part.
- Site management & reporting: Every week: a progress report with photos and video of the site.
- At delivery: Interiors complete, furnishings installed, utilities active.
- Relocation support: If needed, we assist with school enrollment, utility registration, healthcare setup, and local orientation.
